Seasonal home guide
Dry-to-wet season home readiness in the Okanagan
Prepare for rain, frost and colder nights with safe checks for roofs, gutters, drainage, trees, heating and irrigation while respecting current local restrictions.

The Okanagan can shift from long dry periods into rain, frost and colder nights quickly. Focus on safe observations, current local rules and clear project details rather than risky do-it-yourself inspection.
Open the printable 10-minute checklistStart with the roofline and drainage path
Walk around the home from ground level. Look for missing or lifted roofing, damaged flashing, debris, overflow marks, loose gutters, disconnected downspouts and water paths toward the foundation. Do not climb onto a wet, steep or damaged roof.
- • Photograph concerns from a safe location
- • Note where water collects after rain
- • Record roof age and known repairs
- • Describe access for ladders, trucks or equipment
Check trees and exterior access
Look for broken or hanging limbs, new leaning, fence damage, loose gates and blocked access. Stay away from power lines. For an electrical hazard or immediate danger, contact the appropriate utility or emergency service directly.
Prepare heating before the first cold stretch
Record equipment type, approximate age, service history, error codes, unusual sounds, frequent cycling, drafts and rooms with uneven temperature. Technical diagnosis belongs to a qualified provider.
Treat irrigation and landscaping as rule-sensitive
Water restrictions can differ by municipality and water system and can change during the season. Check the current official source before testing irrigation, watering landscaping or publishing advice. Irrigation shutdown and drainage observations can still be prepared without unnecessary water use.
Turn observations into a useful project request
Write the desired result, affected area, timing, approximate measurements, access, budget range and safe photos. If several trades may be involved, use the project planner or submit clearly separated scopes.

- • Choose the most likely starting trade
- • State whether the issue is active or planning-stage
