Roof repair or replacement? How to prepare for a contractor assessment
Understand the signs that may point to roof repair or replacement and the details to collect before requesting Okanagan roofing quotes.

A contractor needs to inspect the roof before recommending a repair or replacement. You can still prepare useful information and recognize why the scope may differ between quotes.
Start with age, history, and the affected area
Note the approximate roof age, material, previous repairs, when the problem appeared, and whether it is isolated or widespread. Interior staining does not always sit directly below the exterior entry point.
- • Approximate installation year
- • Known repairs or storm events
- • Where and when leaks appear
- • Visible curling, missing, or damaged materials
- • Attic moisture, staining, or ventilation concerns
When a repair may be considered
A repair may be practical when damage is limited, surrounding materials remain serviceable, and the underlying assembly is sound. The provider should explain how the repair integrates with the existing roof and what is excluded.
Why replacement may be discussed
Widespread deterioration, repeated leaks, multiple failing details, or an assembly near the end of its useful life can make isolated repairs less economical. Ask each provider to explain the evidence behind the recommendation.
Questions to ask during the assessment
Request a written scope and ask what was inspected, which materials are proposed, how ventilation and flashing are handled, what cleanup is included, and what workmanship and manufacturer warranties apply.
